When It’s No Longer Safe
When Al called me I could tell he was in a desperate situation. His adult grandchild was living with him, was using drugs, and was abusing him. He was 80 years old, and had been living there for 45 years. When it was safe for me to visit the home, the condition was the worst I had ever seen. It was roach infested, among many other issues. Ray knew exactly how much he needed to pay off his mortgage and have enough to move into senior apartments. Thankfully, I was able to pay him a little more than that, and help him get moved out quickly and safely.
When You’re Ready to Move On
Ray and his wife had lived happily in their home for many years. Her unfortunate death, made Ray ready for new scenery…NOW! When Ray called me he wanted to sign the deed over in his driveway, and head to California. We didn’t do exactly that, but we were able to close on the day he wanted, and as far as I know, Ray is still enjoying sunny Southern California!
When It Won’t Sell With An Agent
Because of his divorce, Blaine needed to sell his house. He listed it with an agent, but because of commissions and buyer closing costs, didn’t get an offer that would work for him. All of the offers he received required him to bring money to pay off his mortgage in order to sell the home. That was money he didn’t have, plus he was behind on his payments and facing foreclosure. We were able to offer him more than other buyers, stop the foreclosure, and he didn’t have to pay any of the costs.
When You’re An Accidental Landlord
Being a landlord was never really a part of the plan, but when Ray inherited the home, that seemed like the best thing to do with it. Attracting high quality tenants became difficult as the home needed more and more work. The last tenants left a mess and damaged the property beyond what he could afford to pay. What he really wanted to do was sell this house, so he could pay off the mortgage on his own home. That’s what we were able to do!
When It Needs Too Many Repairs
Joe and his family had built and moved into a new home. In the meantime, this one had become a target for vandals and squatters. It needed quite a bit of work, and he was still making payments on it. We purchased the home from him “as is” so that he no longer had to worry about the repairs, or the payments!
